Preparing You Orlando Ground for a Concrete Slab

Whether you need a concrete slab for a home, driveway, patio, or foundation for a building, the ground must be properly prepared before the concrete is poured to avoid problems down the road.

Since concrete is porous, water runoff can be a big problem. Proper drainage requires excavation to ensure water doesn’t infiltrate to the concrete. This could lead to cracks in the slab, but with proper preparation, the concrete slab can hold the weight of a building and holds up for a lifetime.

All debris needs to be cleared

This may be easy enough if it is a small piece of land without any trees or debris. But it can be more complicated and take heavy equipment if there are trees, roots, and stumps that need to be removed. As well, as underbrush, rocks, plant materials, toxic materials, and debris. If not removed properly, it can cause the slab to crack and heave.

Remove the topsoil layer

The topsoil layer is typically soft and not sturdy enough to hold the weight of the slab or building. This usually requires a professional to dig down to the right depth, ensure the soil is hard and compact. Dirt may need to be brought out and necessary soil brought in. A soil analysis may need to be done to ensure it will hold up over time.

A concrete slab needs a compact and strong base. Sand or gravel may need to be brought to the site to ensure proper drainage.

Compact the base

Each layer of the base needs to be properly compacted with special machinery. This will ensure that each base fits together tightly for a solid base before the concrete slab is poured. The base cannot be too dry, it won’t compact properly, so each layer may need to be sprayed with water.

There is a lot that goes into the ground before a concrete slab can be poured. Proper ground preparation and clearing should be done by a professional contractor such as Swell Construction.

Kissimmee & Clermont Excavation & Earth Works

If you have worked on any type of construction project here in Central Florida, then you’ve probably heard of some terms like “earthworks estimate” and “site grading plan”. But what exactly are they?

While they are both related to excavation and grading, they are different. The angle and elevation of the ground on which your construction project will take place.

The project starts with grading

Preparing the soil

The ground needs to be stable enough to support the foundation and building. The soil needs to be tested and analyzed to check for compaction.

Rainwater safety

Proper grading will ensure rainwater will be directed away from the foundation. If water is allowed to collect underneath the foundation it can compromise the structure.

Improved Landscaping

Grading also includes enhancing the aesthetics of the property. Incorporating any features you have planed for the landscape.

Site grading plan

A site grading plan is an outline drawing of the topography the terrain and the changes that need to take place. Places with the same elevation are linked with drawn lines called contours. A 3D image of the land is created with the contours, including hills, depressions and ridges. Then the land is analyzed and adjusted according to the plans. They also show sweat and drainage structures as well as other critical points.

Grading plans show outfall points, property lines, trees, and more. You also may notice underground features such as pipes or electrical lines, which can impact the grading process.

Earthwork estimates

Earthwork is the process that determines how much soil needs to be moved according to the site grading plan. This can include importing and exporting soil, filling, and excavation. This must be done with precision, the estimate should include the number of people needed for the process, the equipment, and how long it will take.

Kissimmee & Clermont Land Clearing & Excavation

There are a number of unexpected hurdles that can arise during excavation or land clearing process here in Central Florida. It is definitely frustrating when your new project is ready to break ground, only to find it is being pushed because of a developmental hurdle.

There are a few things you can do to make sure things go off without a hitch.

Have a clear plan

Get your project off on the right foot by having a clear plan of what you want done before the land development starts.

No matter what type of project you have in the works, a new business, housing community, parking lot, or a residential home, the land will need to be cleared and prepared before construction starts.

Typically land clearing is when trees, brush, debris, and topsoil is removed before a project begins. But there is much more to the process. Which is why it’s important to have an experienced team with the proper equipment, and the highest quality of work. After all, you can’t build a great building on a weak foundation.

More and more builders, architects, and developers are retaining some of the trees for a natural green space. They add aesthetics and provide shade for walking paths, parks, and playgrounds. Protecting a variety of trees and giving them a spacious berth.

Working with an experience team

The excavation/site clearing team you choose makes a huge difference. They should have extensive knowledge of the local terrain.

Take a look at prior projects the company has done in the area. It will give you some type of concept of how your project will go.

When it comes to excavation and land clearing, consistency and quality are important keywords.

Our experienced team at Swell Construction knows what it takes to get the job done right. Including having over 130 pieces of heavy equipment, ensuring there is no job that is too big, from land clearing, excavation, dirt hauling, roads, utilities installation to surveying and much more.

Orlando/Kissimmee Excavation; Save Money & Time

Land development here in Central Florida has a bit of a notorious reputation. The condition of the land, characteristics of the soil, and municipal hurdles can present challenges.  Not only can they be difficult to navigate, they can be frustrating and derail schedules.

Choosing the right excavation and site clearing service, such as Swell Construction Group, means the process will be as efficient as possible.

What is hidden beneath the soil

Contaminated soil, hazards, toxins, even remains have been found hiding under the soil. Depending on what is found, it will have to be handled accordingly to local regulations.

Topography

Grading, soil composition, below grade rock, and drainage, can all affect the site clearing process.

Permitting

Obtaining the proper permits can be frustrating and time consuming.

Topography

Often time the topography has been altered during excavation to accommodate the construction. This affects the drainage, utilities, and paving.

Prepare the Site for Construction

Preparing the site for constructions is much more than just moving materials and adding dirt.  The soil is responsible for supporting construction. Depending on the type of soil, after it is compacted it can posses different qualities. The precise movements and calculations are crucial to ensure quality results.

Excavation and land clearing may seem simple enough, but it requires a team of experts who understand Central Florida’s soil conditions, weather, and the environment. The ground itself needs to able to withstand the weight of the buildings as well as the construction materials, while the drainage needs to solve problems, not create them, as well as be responsible for the surrounding areas.

Swell Construction Group is Central Florida’s leading ‘one stop shop’ for all your construction site prep work. We ensure every step of the process is done according to the  requires specifics and with quality.

Kissimmee & Orlando Site Clearing & Excavation

Commercial construction here in Central Florida typically involves some type of excavation or site clearing component. This land preparation is crucial to the success of the overall project. This involves clearing any trees, brush, dirt, rocks, and debris from the construction site.

Once cleared, the land is excavated, where the dirt is moved according the plans. Filling in any low or high areas. Ensuring proper drainage and also digging trenches for utilities.

What does land clearing involve?

There are a number of processes that encompass land clearing. Depending on the toys of construction and the condition of the land. This includes clearing out any unwanted trees and brush, rocks, unnecessary rubble, any hazardous debris, and structures.

The next step is land excavation

Once the land is cleared, the next step is excavation. Besides moving dirt around with precise analysis, to ensure enough depth for a solid foundation. It also ensures the dirt will be able to support the structure and compaction test are complete, this ensures a solid foundation.

Why does land clearing and excavation matter?

Both land clearing and excavation are crucial for a strong foundation. With proper planning of earthworks, the project will have as little hindrances as possible. Which means a timely completion and fewer set backs.

Soil analysis

Before beginning excavation and stabilization the soil must be tested. This will establish how much weight the ground can support. Ensuring it is feasible to construct the building where the project designates.

Soil analysis also establishes the settlement rate of the soil. This is important because it will determine the length and depth of the structure’s pillars.
